What is an emergency repair?
Repairs that are a threat to personal safety and security or a repair which is causing damage to the structure of a building. For example, no heating, no water or power, a broken window or insecure door. We will make safe within 2 hours and complete within 24 hours.

What is a routine repair?
These include fixing things such as damaged plasterwork, broken floors or floor tiles, damaged kitchen fittings and work surfaces, faulty internal doors or window frames. Routine repairs are those that do not pose an immediate danger to safety, health, or structural integrity of a building.
Tenant repair responsibilities
Tenants are responsible for taking reasonable care of their home. This includes carrying out minor repairs and maintaining internal decoration. They are also responsible for the upkeep, repair and replacement of their own furnishings, appliances and any associated installations. Where alterations to plumbing fixtures are required to accommodate a personal appliance, such as the installation of an automatic washing machine, responsibility for those alterations and their maintenance is with the tenant. Tenants are responsible for the repair or replacement of:
- Broken or damaged glass
- Damaged sinks and sanitary ware
- Sink plugs and tap washers
- Toilet seats
- Rotary dryers
- Batteries for smoke detectors outside the landlord's normal replacement programme
- Bulbs for external light fittings
- Lock changes or any costs incurred as a result of forced entry due to lost keys
- Maintaining garden areas, including regular grass cutting and general garden upkeep
Cernach's responsibilities in relation to repairs
The Association is responsible for repairs to the fabric and structure of the property including fixed installations such as plumbing (pipework), heating systems including pumps and extractor fans, exterior decoration, downpipes, guttering and external brickwork or render work.
Right to Repair
All Registered Social Landlords have a statutory 'Right to Repair' duty as set out in the Housing (Scotland) Act 2001. When you advise us of a repair problem, we will tell you whether the repair falls under this scheme. This means that if qualifying repairs are not attended to within the agreed timescale (1-7days) you have the right to appoint another contractor from the Association's approved list to carry out the work. You are also eligible for compensation for the inconvenience if the repair is not carried out within the set timescale. For more information, please see the Right to Repair Leaflet.
Annual gas servicing
We are required by law to carry out a gas check once a year. This is for everyone's safety, and we rely on your cooperation.
Our gas contractor will contact you in writing giving you a specific date when the engineer intends to call. If this date is unsuitable, you should contact them by telephone on 0800 595 595 to arrange an alternative date.
Electrical safety checks
We carry our Electrical Installation Condition Reports (EICRs) in all our properties every five years. This ensures your home’s electrical system is safe, compliant, and in good condition. Providing access for the EICR is a requirement of your tenancy agreement. If you’re not available for your appointment, please contact us as soon as possible to rearrange.
